Why My Favorite Phone Calls Come from Repeat Borrowers

One of my favorite phone calls isn't from someone looking to finance their first investment property. Don't get me wrong, I enjoy those conversations. Helping someone get started in real estate investing is exciting, and I still remember what it felt like to build something from the ground up.

But the calls I enjoy most usually begin with a simple sentence: "Paul, I found another one."

There's something rewarding about hearing those words because they tell me a lot before we even start talking about the property. They tell me that this person, this investor, is still growing, still looking for opportunities, and still building their business.

 

Real Estate Investing Is a Team Sport

Often when people think about investing, their primary focus is on the numbers (purchase price, renovation budget, ARV, financing, etc). One thing I've learned in decades of real estate financing is that while those things absolutely matter, the people involved in a deal matter just as much, if not more. The investors who consistently perform well usually do so because they surround themselves with people they trust—contractors, realtors, inspectors, insurance professionals, title companies. And yes, lending partners.

These investors aren't constantly rebuilding their team with every project. Instead, they're investing time in finding and nurturing relationships with people who communicate well, follow through on their commitments, and understand how they like to do business. That consistency creates something incredibly valuable: momentum.

 
How This Familiarity Removes Friction

One of the biggest advantages of working with people who already know your business is that you spend less time explaining and more time executing.

When a repeat borrower calls us, we already understand their investment strategy. We know their goals, their expectations, and how they approach a deal. That familiarity allows everyone involved to move more efficiently.

The same principle applies across every part of an investor's business. A contractor who understands your expectations can hit the ground running. A real estate agent who knows your buy box can identify stronger opportunities. A lender who understands your long-term strategy can often help you evaluate financing options quicker and more confidently.
  

Repeat Business Is Built on Trust

When investors ask me what separates those of us who stay in this business for decades from those who eventually walk away, my answer is usually the same: Successful investors don't try to do everything alone. They surround themselves with people they trust and continue investing in those relationships over time.

After all these years, that's still one of the greatest lessons this business has taught me and why the calls from repeat borrowers are still my favorite ones to take.
